Modern Roofing (Scotland) Ltd

Bauder, Sarnafil & Other Commercial Flat Roof Membrane Repairs Scotland

Single ply membrane, felt roof and liquid roofing systems, including Bauder, IKO and other manufacturers roof repairs for commercial and industrial buildings across Scotland.

Survey-led from the outset. Over almost 20 years, Modern Roofing has installed and repaired a very wide range of commercial single ply roofing systems, from Bauder and Protan to many of the other major and smaller membrane manufacturers used throughout the industry. This page demonstrates that wider product experience, because working across different membrane systems gives us a stronger understanding of how they perform, how defects develop and which repair or refurbishment methods are most likely to be compatible and effective. After using and assessing different systems over many years, we chose to partner with Sika because we believe its product range, technical support, detailing and long-term project support best match the standards we want to provide for our clients.

That wider experience remains important. We continue to inspect, repair and advise on commercial and industrial flat roofs across Scotland, including Bauder, Sarnafil, Sikaplan, Decothane, IKO, RENOLIT, Protan, Danosa, BMI Icopal, Elevate and other single ply, felt, liquid, EPDM and flat roof waterproofing systems. The manufacturer name matters, but the roof condition, build-up, compatibility and detailing must be properly understood before any repair or refurbishment is recommended.

Commercial Flat Roof Membrane Advice Without the Sales Pitch

Commercial flat roofs are often inherited rather than chosen. A building owner may have a Bauder, Sarnafil, Sikaplan, Decothane, IKO, RENOLIT, Protan, Danosa, BMI Icopal, Elevate or mixed roof system without fully knowing what has been installed, what condition it is in, whether it is still under guarantee or whether the correct repair method is being used.

Modern Roofing can inspect commercial flat roofs where single ply membranes, reinforced bitumen felt, cold applied liquid systems or similar waterproofing systems are present. Where a Bauder, Icopal or other system is involved, the same survey-led approach applies. Whether it is Sarnafil, Bauder or another commercial membrane system, the aim is the same: establish what has been installed, identify the roof build-up, find the source of any leak or defect and give practical advice on repair, refurbishment, overlay or replacement.

Where an active manufacturer guarantee or formal sign-off is involved, the correct manufacturer requirements should be checked before intrusive works are carried out. We can help clients understand that route while dealing with the roofing condition, detailing and waterproofing issues on site.

Single ply, felt and liquid roof support in Scotland

Modern Roofing can provide independent roof survey support, leak investigation, roof condition reporting and practical repair or refurbishment advice for single ply membrane roofs, felt roofs and liquid applied systems. That can include Bauder roof repairs in Scotland, as well as Sarnafil, Sikaplan, Decothane, IKO, RENOLIT, Protan, Danosa, BMI Icopal, Elevate and other commercial flat roof systems.

Commercial Flat Roof Systems We Can Help Clients Understand

Different commercial flat roof systems need different repair and refurbishment thinking. That applies across Bauder, Sarnafil, Sikaplan, Decothane, IKO, RENOLIT, Protan, Danosa, BMI Icopal, Elevate and other roof systems. A detail that is suitable for a bituminous felt roof may not be suitable for a single ply membrane, and a liquid-applied repair should not be used blindly without understanding the existing roof build-up and manufacturer requirements.

Overlay or replacement?

Some roofs can be overlaid if they are sound and dry. Others need saturated insulation removed, failed details stripped or the roof fully replaced.

Commercial roofs may also include Sarnafil or Sikaplan, IKO Armourplan or Spectraplan, RENOLIT ALKORPLAN, Protan PVC, Danosa DANOPOL, BMI Icopal single ply or Elevate EPDM/TPO systems.

Important

Bauder, Sarnafil, Sikaplan, Decothane, IKO, RENOLIT, Protan, Danosa, BMI Icopal and Elevate are manufacturer trade names. This page is written for building owners and facilities teams who need practical roofing advice where a commercial flat roof system may be present. Modern Roofing does not pretend every roof needs the same product or the same repair.

Membrane name on the roof is only part of the story

A roof may be described as Bauder, Sarnafil, Sikaplan, Decothane, IKO, RENOLIT, Protan, Danosa, BMI Icopal or Elevate, but the real issue is whether the roof build-up, detailing, drainage, insulation and repair history are still performing properly.

Flat Roof Surveys, Leak Investigation and Condition Reports

Before recommending repairs, overlay or replacement, the roof should be understood properly. A commercial flat roof can contain several layers, trapped moisture, old repairs, blocked outlets, poor detailing and defects that are not obvious from one walkover.

Identify the roof type

We look at whether the roof appears to be single ply, reinforced bitumen membrane, liquid applied waterproofing or a mixed/overlaid system.

Find defect patterns

We check laps, details, penetrations, outlets, upstands, gutters, rooflights, ponding water and obvious mechanical damage.

Check the build-up

Where required, controlled core samples or opening-up can help confirm the roof build-up, insulation condition and whether moisture is trapped.

Give practical options

The report can explain whether local repair, liquid detailing, overlay, partial strip or full replacement is the sensible route.

Survey-led flat roof repair advice

For larger commercial roofs, guessing is expensive. A survey-led approach helps decide whether you are dealing with a simple repair, a local detailing issue, saturated insulation, an incompatible old repair or a roof that is reaching the end of its practical service life.

Single Ply Membrane Surveys and Refurbishment Advice

Modern Roofing can carry out detailed, survey-led assessments similar to the investigation completed at Lady Lawson Street. These surveys can be undertaken on existing Icopal, Bauder and other commercial membrane roofing systems where the roof condition, insulation type, moisture status or most suitable refurbishment route needs to be properly understood.

The survey can include visual inspection, controlled core samples, confirmation of the roof build-up, identification of PIR, EPS or other insulation types, moisture findings and a review of laps, upstands, outlets, penetrations and previous repairs. The purpose is to establish what is still performing, what needs upgraded and whether repair, overlay, partial strip-out or full replacement is the most sensible approach.

At Lady Lawson Street, the core samples showed that the existing Icopal Sure-Weld roof build-ups remained dry. This allowed the refurbishment decisions to be based on thermal performance and fire performance rather than assumed membrane failure. The PIR roof areas could be overlaid to improve insulation value, while the smaller EPS balcony areas required strip-out because of the insulation's poor fire performance.

Icopal Sure-Weld Roofing Experience — Lady Lawson Street, Edinburgh, 2007

Modern Roofing carried out roofing works using an Icopal Sure-Weld single-ply membrane system at the Lady Lawson Street student accommodation in Edinburgh in 2007.

After almost two decades of service, recent core samples confirmed that the existing roof build-ups remained dry. This showed that the Icopal Sure-Weld waterproofing had continued to protect the insulation beneath.

On the seventh-floor roof areas where PIR insulation is present, the existing roof is being overlaid. The PIR remained dry and serviceable, but its thermal performance is below current Section 6 guidance, so the overlay is being carried out to improve insulation value and overall energy efficiency rather than because of membrane failure.

On the smaller balcony roof areas where EPS insulation is present, the roof build-up is being stripped and replaced even though the core samples were dry. This is because EPS has poor fire performance, and some insurers or project requirements may call for a non-combustible insulation as part of the refurbishment.

Felt Roof Repairs and Bituminous Membrane Refurbishment

Bauder reinforced bitumen membrane systems are used on many commercial flat roofs, alongside other felt and bituminous systems from manufacturers such as IKO, BMI Icopal and others. These roofs can often be repaired or refurbished, but the condition of the existing waterproofing, insulation and deck needs to be understood first.

Bauder felt, IKO felt, BMI Icopal and reinforced bitumen membrane refurbishment

On older felt roofs, common issues include split details, open laps, blistering, ponding water, blocked outlets, tired mineral finish, saturated insulation and poor previous repairs. In some cases, a local repair is enough. In others, overlay or replacement is more sensible.

Liquid Roofing, Detail Repairs and Liquid-Applied Waterproofing Advice

Liquid-applied waterproofing can be very useful around complicated details, penetrations, plant bases, outlets and awkward roof areas. Bauder LiquiTEC is one example of a liquid-applied roof system used in commercial flat roofing, while Decothane and other liquid-applied membrane systems can also be considered used in roofing and waterproofing applications.

Bauder LiquiTEC, Decothane liquid applied membrane systems and commercial liquid roof detailing

Detail-heavy roof areas

Liquid-applied systems can be considered around awkward details where sheet membrane or felt detailing is difficult, subject to preparation and compatibility.

Existing roof compatibility

The existing roof surface needs assessed before liquid repair or overlay works are chosen. Preparation, adhesion and moisture condition matter.

Repair or wider system?

A liquid patch may solve a local detail issue, but repeated failures may point to wider roof ageing, trapped moisture or a poorly performing existing build-up.

Do not just paint over the problem

Liquid roofing is useful when it is specified and installed for the right reason. It should not be used to hide trapped moisture, failing insulation or a roof that needs more substantial refurbishment.

Repair, Overlay or Replace? The Right Route for a Commercial Flat Roof

The best answer depends on the roof. Some Bauder, Sarnafil, Sikaplan, Decothane, IKO, RENOLIT, Protan, Danosa, BMI Icopal, Elevate and similar flat roofs only need localised repair. Others need liquid detailing, gutter works, improved drainage, partial replacement, overlay or a full warm roof refurbishment.

Roof condition Possible approach What needs checked first
Local puncture or isolated damage Targeted membrane or felt repair Membrane type, compatibility and surrounding condition
Leaks around outlets, upstands or penetrations Detail repair, liquid detailing or local strip and renewal Water path, adhesion, substrate and previous repairs
Old but mostly dry roof Overlay or refurbishment may be considered Moisture condition, insulation, falls and compatibility
Saturated insulation or widespread failure Partial or full replacement likely to be more sensible Core samples, moisture risk, deck condition and budget

Commercial Flat Roof Membrane FAQs

Can Modern Roofing repair Bauder, Protan and other commercial membrane roofs?

Modern Roofing can inspect and support repairs on commercial flat roofs where Bauder, Protan, Sarnafil, Sikaplan, RENOLIT, IKO, Danosa, BMI Icopal, Elevate or similar systems are present, suspected or being considered. If a manufacturer guarantee is active, the correct guarantee and manufacturer requirements should be checked before intrusive work is carried out.

Do you work with single ply membrane roofs?

Yes. We can review commercial single ply membrane roofs, including Bauder Thermofol PVC, Bauder Thermoplan FPO, Protan, Sarnafil, Sikaplan, RENOLIT ALKORPLAN, IKO and Danosa systems. The membrane type should be identified before repair or detailing works are chosen.

Do you repair felt and reinforced bitumen membrane roofs?

Yes. We can advise on Bauder felt roof repairs, IKO felt systems, BMI Icopal systems, reinforced bitumen membrane defects, local patch repairs, overlay options and wider refurbishment routes for commercial flat roofs.

Can you help with liquid roof details?

Yes. We can advise on liquid-applied waterproofing details, including Bauder LiquiTEC, Decothane-style liquid detailing, compatibility, surface condition, preparation and whether a liquid repair is sensible for the roof defect being considered.

What if my roof is still under a manufacturer guarantee?

If a Bauder, Protan, Sarnafil, Sikaplan, RENOLIT, IKO, Danosa, BMI Icopal, Elevate or other manufacturer guarantee is active, the guarantee terms and manufacturer requirements should be checked before intrusive works, non-approved repairs or overlay works are carried out.

Can an existing flat roof membrane be overlaid?

Sometimes, but only if the existing roof is suitable. Bauder, Protan, Sarnafil, Sikaplan, felt, liquid and other membrane roofs should be assessed for moisture, adhesion, insulation condition, deck condition, falls, compatibility and existing defects before overlay is recommended.

How do you find leaks on a commercial flat roof?

Leak investigation may include visual inspection, checking laps and details, outlets, gutters, upstands, penetrations, core samples, moisture checks and roof integrity testing where appropriate. This applies whether the roof is Bauder, Protan, Sarnafil, Sikaplan, felt, liquid or another commercial waterproofing system.

Do you recommend a preferred manufacturer?

Yes. For new commercial single ply roofing specifications, Modern Roofing generally recommends Sika as our preferred manufacturer partner. We feel this route suits our standards for specification, detailing, technical support, installation quality, warranty route and long-term aftercare. We still inspect and advise on existing Bauder, Protan, Sarnafil, Sikaplan, Decothane, IKO, RENOLIT, Danosa, BMI Icopal, Elevate, felt, liquid, metal and other commercial waterproofing systems where they are already installed.

What areas do you cover?

Modern Roofing supports commercial flat roof membrane repairs, Bauder roof repairs, Protan roof repairs, Sarnafil and Sikaplan roof reviews, roof surveys and commercial flat roof refurbishment advice across Scotland, including Glasgow, Edinburgh, Lanarkshire and the Central Belt.
