Modern Roofing (Scotland) Ltd is a commercial and industrial roofing contractor providing refurbishment, planned maintenance and modernisation across Scotland. From our roots as a flat roofing contractor, we have grown to deliver complete roofing solutions for warehouses, commercial premises, public sector buildings, complex industrial properties and factories. Using proven systems including Sika single-ply membranes, Sika liquid applied systems, metal sheeting and overcladding. This helps clients protect ageing roofs, reduce leaks, improve weather resistance and extend the life of their roofs through practical, cost effective solutions

Our Own Premises & Only Directly Employed Tradesmen
We operate from our own premises in Lanarkshire. This means our clients have reassurance that they are dealing with an established and accountable roofing contractor with a permanent base. In an industry where some contractors operate from short term rented units, shared commercial spaces or temporary addresses, our long term premises provide confidence that we are here before, during and long after the works are complete.
Directly employed tradesmen carry out our work. This allows us to maintain control over workmanship, site standards, safety and the overall quality of each project as a result. Our business model is not built around securing work and passing it on to subcontractors.

Industrial Roofing Scotland
SIKA Single-Ply Membranes
Sikaplan and Sarnafil membranes are proven Sika roofing systems used for the refurbishment of existing roofs that have reached the end of their service life. In addition their lightweight design allows existing roof areas to be overlaid without the need for structural strengthening. Therefore making them a practical option for commercial, industrial and public sector buildings. Sika single-ply roofing systems are widely used across education, retail, leisure, travel, commercial and industrial sectors, providing durable waterproofing solutions for refurbishment and in addition new-build projects.
Liquid Applied Roofing
Sika liquid applied roofing systems provide an effective waterproofing solution for complex roof areas. Especially around detailed sections such as M&E penetrations. The liquid applied membrane forms a seamless waterproof layer, making it ideal for awkward details. Furthermore Sika liquid applied waterproofing systems can be used on flat and pitched roofs and are also well suited to the treatment of cut edge corrosion on metal roofs. Therefore making them a versatile option for commercial, industrial and factory roof refurbishment projects.
Metal Roofing Systems
Metal roofing systems and roof over-cladding provide a practical method of refurbishing existing roof coverings. All with minimal disruption to the building below. For instance installing new roof sheeting over existing coverings, commercial, industrial and factory roofs can often be upgraded without a full strip-off. We have completed many roof refurbishment projects on occupied premises. This allows clients to continue operating while works are carried out safely above as a result

We also provide roof integrity testing, leak detection, lifespan assessments, roof surveys and roof management support for commercial, industrial and public sector clients.
Using modern testing equipment for instance, thermal imaging, moisture mapping, mechanical probes, Buckley roof leak detection and PD40R spark testing. Therefore we can locate roof leaks, assess roof condition and provide clear evidence to support decisions.
In addition our services include roof core sampling, planned preventative maintenance, asbestos cement roofing, industrial gutter liners, felt roofing, metal roof corrosion treatment, routine maintenance and new build roofing works across Scotland.
Accreditation and Contractor Approval
The company holds a strong level of certification, therefore is listed on the UK’s largest construction contractor registers. In addition Modern Roofing has passed independent contractor approval checks and meets pre-qualification standards expected for construction procurement.
