Perth RC Campus roofing project including curved gym hall roof Campus Roof Package

Perth RC Campus Roofing Works

A major 7,000m² campus roofing project completed in 2016. Modern Roofing installed all of the metal decking across the campus, followed by the vapour-control layer, insulation and single-ply membrane build-up. The approximately 1,400m² gym roof was formed using curved perforated metal decking, while the separate plenum roof was the only area finished with standing-seam profiles.

AG Barr Irn-Bru Factory — 2,000m² Sika Membrane Refurbishment

Completed in 2026, Modern Roofing acted as the main roofing contractor at the AG Barr Irn-Bru Factory and provided a practical solution for each flat-roof area. Core samples and roof appraisals were used to establish the condition and build-up of each section before work started.

Failed areas were stripped and rebuilt with a new vapour-control layer, insulation and Sika membrane. Suitable felt areas were overlaid directly, while the largest old Protan areas received a recovery board before the new membrane was installed.

Ming's Restaurant — Sarnafil Roofing Experience

Airdrie Factory — Cut Edge Corrosion Treatment

Completed in 2024, the metal roof sheets had corrosion developing at the exposed cut edges. Rooflights were netted and handrail installed to support controlled access before the affected edges were prepared.

The corroded areas were ground back to sound steel, primed and protected with two coats of liquid-plastic cut edge treatment to help reduce further deterioration and extend the usable life of the existing roof sheets.

Lanark Sheriff Court — Sika Roof Replacement

Completed in 2024, the existing roof at Lanark Sheriff Court was stripped off rather than covered over. Modern Roofing then installed a new Sika single-ply membrane roof as a complete replacement system.

The building remained operational, so access, safety, sequencing and disruption had to be carefully managed around the normal use of the court. The project demonstrates experience delivering substantial commercial roofing works on an occupied public building.

Fairmile Church, Edinburgh — Standing-Seam Metal Roof Overlay

Completed in 2024, Modern Roofing upgraded approximately 400m² of existing standing-seam metal roofing at Fairmile Church in Edinburgh with a thermally improved, condensation-controlled Sika single-ply warm roof overlay.

The gaps between the existing standing seams were filled with insulation to create a more continuous surface, reduce thermal bridging and provide support for the new layers above. A Sarnavap 5000E self-adhesive vapour-control layer was then incorporated as part of the warm roof build-up, followed by additional insulation to improve thermal performance.

Marine plywood was installed to form a stable fixing substrate, with a protective fleece layer above it to help protect the waterproofing membrane from abrasion. The roof was completed with a mechanically fixed Sika single-ply membrane, including carefully formed perimeter bars, upstands, pipe penetrations and rooflight details.

The overlay approach avoided an unnecessary full strip-off while improving waterproofing, thermal performance and condensation control, with the works planned to keep disruption to the church to a minimum.

Ayrshire School — Full Warm Roof Refurbishment

Completed in 2022, Modern Roofing carried out a complete school roof refurbishment in Ayrshire, stripping off the existing roof covering so the new system could be installed onto a properly prepared substrate rather than relying on short-term patch repairs.

A new vapour-control layer was installed as part of the insulated warm roof construction. Kingspan TR26 insulation upgraded the thermal performance, while tapered insulation was used to create improved falls and direct rainwater more effectively towards the drainage points.

The roof was finished with a modern single-ply membrane waterproofing system, with careful detailing around roof edges, upstands, outlets and penetrations. The completed build-up provided the school with improved waterproofing, insulation performance and drainage.

This project demonstrates the importance of considering the whole roof construction rather than only the visible membrane. The vapour-control layer, insulation design, tapered falls, substrate preparation and detailing all contribute to the long-term performance of the finished roof.

Perth RC Campus — 7,000m² Roofing Project

Completed in 2016, Modern Roofing carried out approximately 7,000m² of roofing works across Perth RC Campus. Most roof areas were formed over standard metal decking and received the full insulated single-ply roof build-up.

Modern Roofing installed the full metal-deck package across the campus. Most areas used standard metal decking, while the approximately 1,400m² gym roof was formed over curved perforated metal decking. The plenum was a separate roof area and was the only section finished with standing-seam profiles. All roof areas then received the vapour-control layer, insulation and single-ply membrane build-up. The project demonstrates Modern Roofing's ability to deliver a complete education-sector roofing package from deck installation through to the finished waterproofing system.

Bathgate Nursery — Sika Fleeceback Membrane Overlay

Completed in 2010, the approximately 700m² project began when Modern Roofing was instructed to investigate recurring leaks at a live nursery in Bathgate. A roof appraisal and core sample were carried out before any refurbishment system was recommended.

The investigation showed that the insulation was damp only in isolated areas. Those sections were removed and replaced before a Sika fleeceback membrane was installed across the full roof area. This avoided an unnecessary full strip-out while providing the nursery with a new waterproofing layer.

Because children remained on site, access, deliveries, working areas and disruption had to be carefully controlled throughout the project.

Caldriven Manufacturing Works — Asbestos Cement Roof Coating

Completed in 2023, the project involved approximately 4,000m² of asbestos cement roofing at Caldriven Manufacturing Works. The existing roof remained in reasonable overall condition, so full replacement was not required. The aim was to preserve the roof and extend its useful service life.

The roof was cleaned and prepared using controlled working methods appropriate to the existing roof covering. Water run-off and debris were collected and managed rather than allowed to discharge freely from the roof.

Once preparation was complete, a liquid-applied coating system was installed to improve weather resistance and provide a practical refurbishment solution for the existing sheets.

Completed in 2025, Modern Roofing carried out a full strip-off and replacement of approximately 1,700m² of roofing at the O-I Glass site in Alloa.

The existing roof covering was removed before new Euroclad goosewing-grey box-profile roof sheets were installed across the full area. The works required careful sequencing to maintain progress across a large industrial roof while protecting the building below.

The complete roof area was safety-netted from below before the strip-off works began, providing collective fall protection throughout the removal and installation stages.

Carlton Bingo Dumbarton — 800m² Asbestos-Cement Roof Replacement

Completed in 2016, Modern Roofing carried out the full strip-off and replacement of approximately 800m² of asbestos-cement roofing at Carlton Bingo in Dumbarton. The existing roof was replaced with a new Euroclad goosewing-grey metal sheet system.

Full scaffold access and edge protection were installed around the working area, while safety netting was fitted beneath the roof to provide collective fall protection during the strip-off and re-sheeting works. A scissor lift was used to lower the removed sheets safely from roof level into a dedicated enclosed asbestos-waste skip.

The asbestos-cement sheets were removed in planned sections using controls appropriate to fragile asbestos-cement roofing. Fixings were released carefully and unnecessary breakage was avoided. Operatives wore suitable asbestos PPE, including respiratory protective masks, disposable coveralls, gloves and safety glasses. The sheets were transferred onto the scissor lift, lowered rather than dropped, and placed directly into the enclosed skip for controlled transport and disposal through the appropriate special-waste route.

Once the existing sheets had been removed, the roof was prepared and re-sheeted using Euroclad goosewing-grey metal sheets, providing a durable new roof covering and a complete visual transformation of the building.

AG Barr — Large-Scale Roof Safety-Line Works

Completed in 2024, Modern Roofing delivered and coordinated an extensive programme of roof safety-line works across the AG Barr site. The project involved thousands of metres of safety-line coverage across multiple roof areas.

The works required careful planning of access routes, system layouts and installation sequencing so that the finished arrangement provided practical fall-protection coverage for future inspection and maintenance activities. Rooflight protection was also incorporated where required to help create safer access routes to rooftop plant and equipment.

Modern Roofing managed the overall delivery and coordination of the project, working with an experienced safety-line installation team to complete the works across the site.

Calderstone Industrial Products Ltd — 900m Sika Roof Walkway

Completed in 2026, Modern Roofing supplied and installed approximately 900 linear metres of reinforced roof walkway across the existing Sika membrane roof at Calderstone Industrial Products Ltd. The client wanted clearer, more durable access routes across the roof for routine inspection and maintenance.

The walkway build-up was designed to protect the existing membrane while creating a firm route underfoot. A fleece protection layer was installed first, followed by 3mm galvanised steel plate, a second fleece protection layer and a new Sika membrane covering. The membrane was securely restrained along both sides before the Sika walkway surface was installed above.

This layered construction helped spread foot traffic loads, protect the existing waterproofing from repeated access and provide a clearly defined route across the roof without unnecessarily disturbing the original Sika system.

As part of the same project, new roof vents were incorporated and sealed with carefully formed Sika membrane detailing to maintain the continuity of the waterproofing around each penetration.

John Dewar & Sons / Bacardi — Cask Warehouse Gutter Appraisal

In October 2024, Modern Roofing carried out a detailed gutter and drainage appraisal at Cask Warehouse 1 for John Dewar & Sons Ltd - Bacardi in Glasgow. The roof was divided across six corrugated-metal slopes, with six internal composite gutters separated by fire-break walls and two external gutters.

Each internal gutter run was approximately 57 linear metres, giving around 342 linear metres in total. The drainage was siphonic, so the condition and correct operation of the outlets, baffle plates and airtight connections were important to the performance of the system.

The inspection identified widespread failure at PVC membrane jointing strips, water trapped beneath the membrane, corrosion and blistering, unsuccessful previous outlet repairs, missing or displaced baffle plates, blocked outlets, corroded stop ends and missing or inadequate overflows. These defects were preventing parts of the siphonic system from operating as intended.

The report recommended outlet and pipe cleaning, reinstatement of the siphonic components, local steel repairs, treatment of corrosion, Sika SA tape to joints and outlets, a no-flame Sika gutter-lining system, new removable baffle fixings and 100mm overflows at the stop ends. A planned gutter-cleaning schedule was also provided.

East Kilbride Police Station — Liquid Roofing & Sika Single-Ply Works

Completed in 2024, this roof refurbishment at East Kilbride Police Station involved two linked workstreams: approximately 3,000m² of liquid-applied roofing renewal and around 700m² of new Sika single-ply membrane. The project shows Modern Roofing’s ability to deliver practical solutions across mixed roof areas where different waterproofing approaches are required on the same site.

The liquid-applied sections were used to refurbish existing areas with a seamless waterproofing finish, while the membrane areas received a new Sika single-ply system to provide a durable and neatly detailed modern roof covering. Together, the works formed a coordinated package designed to improve long-term waterproofing performance and help extend the service life of the building.

Glasgow Science Centre — Children's Water Play Area Waterproofing

Completed in 2023, Modern Roofing installed approximately 50m² of non-VOC liquid waterproofing to the children's water-play area at Glasgow Science Centre. The work was completed on nightshift so the popular exhibit could remain available to visitors during normal opening hours.

A non-VOC system was selected because the work was carried out in an enclosed visitor environment used by young children. The low-odour formulation helped avoid off-gassing concerns, supported good indoor air quality and allowed the area to return to service quickly after curing.

The existing surfaces were carefully prepared before the seamless liquid membrane was applied to the required thickness and full coverage. The finished system was designed to cope with constant moisture, repeated cleaning and regular movement within the play area.

The completed waterproofing provided a clean, hygienic and low-maintenance finish, helping protect the exhibit infrastructure while supporting Glasgow Science Centre's focus on visitor wellbeing and more sustainable building choices.

Forfar — Detailed Public-Sector Roof Appraisal
