Different commercial flat roof systems need different repair and refurbishment thinking. A detail that is suitable for a bituminous felt roof may not be suitable for a single ply membrane, and a liquid-applied repair should not be used blindly without understanding the existing roof build-up and manufacturer requirements.

Bauder Thermoplan is an FPO single ply membrane system. FPO and PVC membranes are different materials, so identification matters before patching, welding or detailing works are planned.

Cold applied liquid waterproofing systems are often useful around complicated detailing, but the roof condition and compatibility still need considered.

A roof may be described as Bauder, Sarnafil, Sikaplan, Decothane, IKO, RENOLIT, Protan, Danosa, BMI Icopal or Elevate, but the real issue is whether the roof build-up, detailing, drainage, insulation and repair history are still performing properly.

For larger commercial roofs, guessing is expensive. A survey-led approach helps decide whether you are dealing with a simple repair, a local detailing issue, saturated insulation, an incompatible old repair or a roof that is reaching the end of its practical service life.
Modern Roofing can carry out detailed, survey-led assessments similar to the investigation completed at Lady Lawson Street. These surveys can be undertaken on existing Icopal, Bauder and other commercial membrane roofing systems where the roof condition, insulation type, moisture status or most suitable refurbishment route needs to be properly understood.
The survey can include visual inspection, controlled core samples, confirmation of the roof build-up, identification of PIR, EPS or other insulation types, moisture findings and a review of laps, upstands, outlets, penetrations and previous repairs. The purpose is to establish what is still performing, what needs upgraded and whether repair, overlay, partial strip-out or full replacement is the most sensible approach.
At Lady Lawson Street, the core samples showed that the existing Icopal Sure-Weld roof build-ups remained dry. This allowed the refurbishment decisions to be based on thermal performance and fire performance rather than assumed membrane failure. The PIR roof areas could be overlaid to improve insulation value, while the smaller EPS balcony areas required strip-out because of the insulation's poor fire performance.
Survey support for Icopal, Bauder and other commercial membrane systems
Modern Roofing carried out roofing works using an Icopal Sure-Weld single-ply membrane system at the Lady Lawson Street student accommodation in Edinburgh in 2007.
After almost two decades of service, recent core samples confirmed that the existing roof build-ups remained dry. This showed that the Icopal Sure-Weld waterproofing had continued to protect the insulation beneath.
On the seventh-floor roof areas where PIR insulation is present, the existing roof is being overlaid. The PIR remained dry and serviceable, but its thermal performance is below current Section 6 guidance, so the overlay is being carried out to improve insulation value and overall energy efficiency rather than because of membrane failure.
On the smaller balcony roof areas where EPS insulation is present, the roof build-up is being stripped and replaced even though the core samples were dry. This is because EPS has poor fire performance, and some insurers or project requirements may call for a non-combustible insulation as part of the refurbishment.
Felt roof and reinforced bitumen membrane refurbishment detail.
Bauder reinforced bitumen membrane systems are used on many commercial flat roofs, alongside other felt and bituminous systems from manufacturers such as IKO, BMI Icopal and others. These roofs can often be repaired or refurbished, but the condition of the existing waterproofing, insulation and deck needs to be understood first.

Liquid-applied waterproofing can be very useful around complicated details, penetrations, plant bases, outlets and awkward roof areas. Bauder LiquiTEC is one example of a liquid-applied roof system used in commercial flat roofing, while Decothane and other liquid-applied membrane systems can also be considered used in roofing and waterproofing applications.

The best answer depends on the roof. Some Bauder, Sarnafil, Sikaplan, Decothane, IKO, RENOLIT, Protan, Danosa, BMI Icopal, Elevate and similar flat roofs only need localised repair. Others need liquid detailing, gutter works, improved drainage, partial replacement, overlay or a full warm roof refurbishment.
