Modern Roofing completed a high-performance warm roof overlay at Fairmile Church in Edinburgh. The project upgraded the existing metal standing seam roof with a robust, thermally efficient and condensation controlled single ply membrane system while minimising disruption to the church.
The existing profiled metal standing seam roof was first prepared by carefully filling the gaps between the standing seams with insulation. This created a continuous, level surface, reduced thermal bridging, improved airtightness and provided solid support for the new layers above.
Additional high-performance insulation was then installed over the filled profile to deliver a significant uplift in thermal performance. A layer of marine plywood was laid on top of the insulation to form a stable, durable and dimensionally stable substrate suitable for mechanical fixing. A protective fleece layer was then installed over the plywood to safeguard the waterproofing membrane from abrasion and support long-term performance.
The system was completed with a high-quality single ply membrane, mechanically fixed to the plywood deck. This provides weatherproofing, flexibility, wind uplift resistance and low-maintenance durability suited to Edinburgh’s demanding climate.

The Fairmile Church roof was not treated as a basic cover-over. The build-up was designed to create a more complete warm roof construction, with insulation, air and vapour control, a stable fixing deck, protective fleece and a mechanically fixed single ply membrane.
Insulation was used to fill the gaps between the standing seams, helping create a level surface and reducing thermal bridging through the existing roof profile.
Further insulation was added above the filled profile to improve thermal performance and reduce heat loss from the building.
Marine plywood provided a stable and durable substrate suitable for the mechanical fixing of the single ply membrane system.
A fleece layer protected the membrane from abrasion and helped separate the waterproofing layer from the plywood substrate.
The roof was finished with a mechanically fixed single ply membrane to provide durable waterproofing and long-term weather resistance.
Perimeter bars, pipe details, edges and penetrations were dealt with carefully so the waterproofing worked across the whole roof area.
A key element of the build-up was the installation of Sarnavap 5000E self-adhesive vapour control layer. This high-performance VCL was positioned on the warm side of the insulation and forms an effective air and vapour barrier as part of the roof system.
The combination of standing seam insulation infill, Sarnavap 5000E vapour control layer, additional insulation, marine plywood, protective fleece and mechanically fixed single ply membrane created a true warm roof construction with strong condensation management.
