Core sample taken as part of the Cumbernauld flat roof appraisal.
Modern Roofing is based in North Lanarkshire and carries out industrial and commercial roofing across Cumbernauld, Airdrie, Coatbridge, Bellshill, Motherwell, Wishaw, Eurocentral and the wider Central Belt.
Modern Roofing carries out industrial roofing, commercial roofing, roof appraisals, roof repairs, roof refurbishment, single-ply membrane roofing and metal roof treatment across North Lanarkshire.
This page shows two real North Lanarkshire project examples: a large Cumbernauld flat roof estate where Modern Roofing was asked to act as main contractor and provide a solution for every flat roof area on site, and an Airdrie factory roof where cut edge corrosion was treated using preparation, primer and liquid plastic coating.

Modern Roofing provides industrial roofing in North Lanarkshire, including Cumbernauld and Airdrie industrial roof refurbishment, roof appraisals, core sampling, Sika membrane systems, roof recovery board installation, strip-off and replacement areas, handrail installation and metal roof cut edge corrosion treatment.
Modern Roofing was asked to come in and act as main contractor to provide a practical solution for every flat roof area on a large Cumbernauld site. Some roofs were ageing, some were leaking, and different areas needed different refurbishment methods.

Modern Roofing carried out roof appraisals and took core samples to understand the condition of the existing roof areas. This allowed each section of the site to be assessed properly before deciding whether it needed a full strip-off, an overlay onto existing felt, or a roof recovery board installed over the existing Protan system.
Some flat roof areas required a total strip-off followed by a new vapour control layer, insulation and Sika membrane. Other existing felt areas were suitable for a direct overlay onto the felt.
The largest areas of old Protan membrane required a roof recovery board to be fitted first, before the Sika membrane system was installed.
Modern Roofing also installed the handrail system. The handrail used feet that could be slid up, allowing recovery board and membrane to be fitted below before the handrail was lowered back down and moved along to the next working area.

Handrail system coordinated with the recovery board and membrane works.
| Roof area | Condition / issue | Modern Roofing solution |
|---|---|---|
| Failed or unsuitable areas | Existing roof build-up needed removed and rebuilt. | Total strip-off, new VCL, insulation and Sika membrane system. |
| Existing felt areas | Suitable for refurbishment without full strip-off. | Direct overlay onto existing felt with Sika membrane. |
| Largest old Protan areas | Existing Protan needed a suitable overlay surface. | Roof recovery board fitted before Sika membrane installation. |
| Roof edge / access areas | Safe working and edge protection required. | Handrail system installed and moved in coordination with the roof works. |
This project shows Modern Roofing acting as the main roofing contractor on a large 2000m2 industrial roof estate, assessing each area properly and applying the correct Sika membrane solution rather than treating every roof area the same.

Modern Roofing also completed cut edge corrosion treatment works to a factory roof in Airdrie. The existing metal roof sheets had corrosion to the cut edges, which required preparation and coating to help protect the roof sheets from further deterioration.

Cut edge corrosion on metal sheets
Primer and 2 coats liquid plastic treatment
Before the cut edge corrosion treatment was carried out, Modern Roofing netted the rooflights and installed handrail to help control access and safe working across the factory roof.
The affected cut edges were ground back to sound steel. This preparation stage is important because coating over poor or loose corrosion would not provide a proper long-term treatment.
Modern Roofing installed primer followed by two coats of liquid plastic cut edge corrosion treatment. The purpose was to protect the exposed cut edges, reduce further corrosion risk and extend the service life of the existing metal roof sheets.

This project shows how cut edge corrosion can be addressed before metal roof sheets deteriorate further. By netting rooflights, installing handrail, preparing the sheet edges properly and applying primer plus two coats of liquid plastic treatment, Modern Roofing provided a practical refurbishment solution for the Airdrie factory roof.

These case studies are based on Cumbernauld and Airdrie projects, but Modern Roofing supports industrial and commercial roofing clients across North Lanarkshire and the wider Central Belt.
We support factories, warehouses, food and drink production sites, industrial estates, public-sector buildings, commercial landlords, main contractors and facilities managers.
The Cumbernauld and Airdrie projects demonstrate different parts of the wider industrial roofing service Modern Roofing provides across Scotland.
Roofing works for factories, warehouses, industrial units, public sector buildings and large commercial roof areas.

Handrail and access planning coordinated with the roofing works where required.
These projects show Modern Roofing delivering both large-scale industrial flat roof refurbishment and targeted factory metal roof treatment in North Lanarkshire.
The Cumbernauld project involved around 2000m2 of roof areas, each assessed and treated according to condition.
Strip-off areas, new VCL, insulation, recovery board, overlays and Sika membrane works were all coordinated on the same site.
The Airdrie project shows practical treatment of metal roof sheet cut edge corrosion.
Yes. Modern Roofing is based in North Lanarkshire and carries out industrial and commercial roofing works across Cumbernauld, Airdrie, Coatbridge, Bellshill, Motherwell, Wishaw and surrounding areas.
Modern Roofing acted as main contractor, carried out roof appraisals and core samples, then delivered different Sika membrane solutions across approximately 2000m2, including strip-off areas, direct overlays and recovery board areas.
Different roof areas had different conditions. Some needed full strip-off with new VCL, insulation and membrane. Some felt areas were suitable for direct overlay, and the largest old Protan areas required recovery board before the Sika membrane was installed.
Cut edge corrosion treatment is used on metal roof sheets where exposed sheet edges have started to corrode. The affected areas are prepared, primed and coated to help protect the roof sheets and extend service life.
Yes. Modern Roofing can inspect the roof, take core samples where required and advise whether repair, recovery board, overlay, refurbishment or full replacement is the most practical option.
