Single-ply membranes are widely used on flat and low-pitch commercial roofs because they are lightweight, flexible and suitable for many new build and refurbishment projects. On industrial buildings, they are commonly used on warm roofs, overlay projects, roof extensions, plant areas, gutter details and large flat roof areas.
Modern Roofing carries out single-ply membrane inspections and repairs across Scotland, including Glasgow, Edinburgh, Lanarkshire and the wider Central Belt. We can assess leaks, failed laps, punctures, splits, detailing issues, ponding, outlet problems, rooflight junctions and old repair patches.

A leaking single-ply roof does not always need full replacement. Many issues start around details rather than across the whole roof sheet.
Damage from access, plant, tools, movement, impact or ageing can often be repaired once the membrane type and condition are understood.
Open laps, poor previous repairs, failed welds or unsupported joints can allow water below the membrane.
Upstands, outlets, rooflights, penetrations, parapets, flashings, plant supports and edge details are common weak points.
Not every membrane can be repaired in the same way. PVC, FPO, TPO and EPDM behave differently, and old membranes can be affected by age, contamination, previous coatings or incompatible materials. Modern Roofing checks the existing roof before recommending a repair method.
We repair many membrane systems, but for new single-ply membrane specifications we wanted the strongest route for the type of work we put our name to. Industrial roof projects often need correct detailing, drainage, wind uplift consideration, insulation build-up and manufacturer guidance. Sika gives a strong technical route for this.
Sika Sarnafil systems have independent BBA assessment for specific systems and Sika offers guarantee routes depending on the system, contractor and project requirements.
Modern Roofing has not chosen Sika because other membranes are poor. Bauder, Protan, IKO, Alwitra, Renolit, Fatra and EPDM systems all have their own place in the market, and we can repair many of them where the existing roof and repair method are compatible. We chose Sika because, in our opinion, it is the best partner for commercial and industrial single-ply membrane projects where we are responsible for the specification, detailing, finished system and long-term client confidence.
Different single-ply membranes can look similar from a distance, but they are not all the same. The repair method, welding approach, preparation and compatibility depend on the membrane type and the condition of the existing roof.
Common on commercial flat roofs and often hot-air welded. Examples include many Sika, Bauder, IKO, Renolit and Fatra membrane systems.
Used on many modern flat roofs. These require compatible preparation, detailing and repair materials.
Synthetic rubber single-ply systems are common on flat and low-slope roofs and need a different repair approach from PVC or FPO membranes.
The cheapest repair is not always the best answer, but full replacement is not always necessary either.
